Cabin Rental Rates & Policies

Arrival for the Sweet Heart, Maple Lane and Lovers Loft Cabins is anytime after 3 p.m. (except on Sunday) on the first day of your stay, after 5 p.m. for the Cuddle Bug Cottage. All cabins are on-site.  Please note our Sunday check-in policy: Check-in is any time after 5 p.m. for all reservations beginning on Sunday, for all cabins. Ash Ridge Lodge check-in is 4 pm, checkout time is 10 am.

Departure is by 11:00 am for the Sweet Heart, Maple Lane and Lovers Loft Cabins, by 1 p.m. for the Cuddle Bug Cottage. All you need to do is clean up, leave cabin as it was found,  and lock the cabin when you leave. Be sure to wash and put away dishes and gather & take out all trash.  We are unable to make allowance for late departures. Arrival and departure times must be enforced so the cabin is ready for our next guests on time. There are no refunds for early departures for any reason.

Minimum Stay
A two-night minimum stay is required on weekends (any stay including a Friday or Saturday night). Thursday-Friday and Saturday-Sunday stays will have both nights charged at the weekend rate. Additionally, on any multiple night stay that begins on a Saturday, both Saturday and Sunday nights are charged at the weekend night rate. We have no minimum stay requirement Sunday-Thursday. Some Holidays require a 3 night minimum stay.

Minimum Renting Age
Renters must be at least 21 years old for all cabins. Renters must be at least 30 years old for Ash Ridge Lodge.

Rates for cabins are based on double occupancy (2 adults). Additional guests  $25 per night.  Holiday nights are booked at a holiday rate. The base rate for the Lodge includes up to 10 guests. Additional guests are $25 per night.

We gladly accept Visa, Mastercard and Discover. 100% of your reservation fees are charged at the time of booking. Lodge requires 50% deposit balance due 30 days prior to arrival.  We are required to charge a 6% lodging tax in addition to the cabin rental rates as well as non refundable  booking platform fees.

Security Deposit
$100 security deposit is held for all reservations for incidentals ($500 for lodge 30 days prior to stay ) This deposit will be released to you pending no damages/missing items after your stay and policies abided by.

When making your reservation, you may have noticed a line item/fee that said “Service Fee”. Please note that as of March 1st, 2020, we are *required* by ReservationsOnline – our local, Hocking Hills based reservations processing vendor – to collect a service fee from guests. The fee is 6% if the reservation was made on-line, and 2% if the reservation was made over the phone. We pass that fee on to them. It does not originate from us, Ash Ridge Cabins, and we do not keep it. The vast majority of cabin rental businesses in the Hocking Hills use ReservationsOnline to process their reservations, so they too will be required to charge the same service fee. The service fee is non refundable.

Reservations cancelled more than sixty days  in advance of booked dates will receive a refund of total booking cost, less a 10% cancellation fee and processing fees. (Processing fees are generated through the online scheduling platform and are not fees from ash ridge cabins). Reservations cancelled 30-60 days  prior to arrival receive 50%  refund. Cancellation 30 days or less no refund. Cancellation to move reservation to a later date within these guidelines are still subject to fees/policies. WE HIGHLY RECOMMEND TRAVEL INSURANCE AS WE ABIDE BY THSES POLICIES STRICTLY. WE HAVE COMPASSION FOR THOSE WHO HAVE TO CANCEL FOR UNFORTUNATE CIRCUMSTANCES, BUT WE DO NOT WAVER FROM THE POLICIES LISTED HERE. INSURANCE WILL COVER YOUR TRAVEL EXPENSES IN AN EMERGENCY OR IF YOU NEED TO CANCEL OUTSIDE OF THE REFUND PERIMETERS.

COVID-19 cancellations
Unless there is a state wide stay at home order issued by Governor Dewine we will not be issuing refunds for cancelations that are COVID-19 related.

Power outages, no cell signal, satellite outages, or other inconveniences out if our control will not be subject to refunds. Guest can choose to stay or check out early at their own discretion.

Please do not assume that your reservation has been cancelled until you receive confirmation from us by phone or e-mail. It is your responsibility to make sure that we have received your request for a cancellation.  The service fee is non refundable. ONLY the person who made the reservation can cancel the reservation.

We reserve the right to charge your credit card for any damages or excessive cleaning required after your stay. If you notice any damage on arrival, please let us know right away to avoid damage charges to your credit card on your departure.

Weather/Driving Conditions
Our cabins are available for rental all year, so Winter weather may be a factor during your stay. We suggest the use of four-wheel drive vehicles in the case of inclement Winter weather. The terrain in this general area is winding and hilly, but the roads are very well maintained in the Winter. We routinely maintain our driveway to keep it in good condition, but it can be slippery at times during inclement Winter weather. Two-wheel drive vehicles will have no problem accessing our cabins in fine weather, but if inclement Winter weather is in the forecast for your booked dates, we do recommend you strongly consider bringing a four-wheel drive vehicle. We do not give refunds due to inclement weather.

Sometimes hot tubs, appliances, electric outages, satellite outages  etc. can occur. We always service and restore  these amenities or report outages as soon as possible, but we cannot make refunds for time without these items. In addition, loss of electricity, water, or other Acts of God outside of our control will not result in a refund. Due to servicing, hot tubs may sometimes need several hours to fully heat the water. They may not be ready for use immediately if you arrive on the early side of our 3-6 p.m. “arrival” time. Please respect our policies/guidelines regarding the use of our cabins and the amenities/appliances within. That will ensure that everything continues running well and that we can maintain reasonable rental prices.

Smoking is absolutely forbidden inside the cabins. If you smoke inside the cabins, you will be subject to a $100 charge. You are welcome, however, to smoke outside or on the decks/porches.

Illegal Drugs
Use of illegal drugs is absolutely forbidden inside the cabins. If any evidence is found of drug use on the premises, you will be subject to a $250 fee and a report will be sent to the local authorities.

We love animals, but unfortunately we cannot allow pets on the cabin property premises. Evidence of pets or fur inside the cabin will result in extra cleaning of $60/ hour and loss of security deposit. We advertise as allergy friendly & need to maintain cleanliness for these guest. If we find our guest have pets inside or around the cabins you will be asked to leave immediately or find a kennel for your pet during your stay.

Outdoor Cameras
The use of OUTDOOR surveillance is used for your safety and the safety and monitoring of our property. Moving, unplugging, damaging the cameras at any time will cause you to be removed from the property immediately.

Guest: all guest must be listed on the reservation. If there is a change in the guest staying, that information must clearly be reported to the owner. If additional guest arrive who are not on the reservation prior to arrival they will be subject to double the regular “extra guest fee.”

Important check in & check out information
Prior to your stay, you will be receiving 2 emails from us with details about your stay and the check in & check out procedures. One email at the time of your booking and another email 2-3 days prior to your stay. Please double check your email to ensure you receive these correspondence. If you do not receive an email, call us at 937-564-6303 or email us at right away to ensure you have all the details about your stay. The check in process is a self check-in system. You will be receiving instructions on the check-in/out process in these emails. Please review them carefully as they contain a lot of information to make your stay more comfortable.

*Guest MUST make note if there is anything damaged or unsatisfactory immediately upon arrival. Staff will remedy the situation as soon as possible. We will require time stamped photos so we can make our staff aware so the situation & it can be taken care of. IF guest send complaints AFTER their entire stay without a notice upon arrival, there is NOTHING we can do to remedy the situation and there will be no refund.

*any guest who makes threats, verbal attacks, is belligerent, uses profanity toward any staff or other guest of ash ridge cabins,  will be asked to leave immediately with no refund! If guest do not comply authorities will be notified.

*making a reservation with ash ridge cabins means you agree to all policies and procedures listed. All policies listed here, including cancellation policies are up-to-date. Any cancellation policies found on the web or other booking platforms that do not align with the most up to date policies here on this website will not be honored or valid. This includes any emails you may have previously received with an outline of policies and procedures. Policies and procedures are subject to change at any time.
